THE EDGE. 29TH OCTOBER: The 19.11-acre parcel of land on which the Sri Damansara clubhouse used to sit is set to be redeveloped into a transit-oriented mixed-use development with a gross development value (GDV) of RM1.1 billion. Kicking off the project is Livista Bandar Sri Damansara, which comprises 25- and 26-storey residential towers, says Land & General Bhd (L&G) managing director Low Gay Teck.
Also in the pipeline for L&G is the RM630 million The Wyn Residences in Puchong. A transit-oriented development, it is just 200 metres from IOI Mall Puchong and Puchong Jaya LRT station. Low said the 55-storey residential tower, slated to be the tallest in Puchong, will be launched in December. Next year, there will also be at least another two more launches in the Klang Valley by the developer.
In the same issue, The Edge/Rahim & Co Kota Kinabalu Housing Property Monitor 2Q2023 showed that the Kota Kinabalu secondary market has held steady, with all of the sampled terraced houses recording year-on-year (y-o-y) growth from 1.08% to 4.17%. For high-rise properties, only two samples did not record y-o-y growth, with the rest increasing from 0.8% to 4.3% y-o-y.
In Australia, Yarra Park City Pty Ltd, a joint-venture between OSK Property and Employees Provident Fund (EPF), officially launched the second phase of the five-acre Melbourne Square named BLVD, a residential tower, to the Australian market on Oct 12. Since its soft launch in mid-April, it has registered a take-up rate of more than 40%. BLVD will be unveiled to the Malaysian market on Nov 4 in Kota Kinabalu, Sabah, and on Nov 25 in Kuala Lumpur.
